Episurf Medical enters into a property management agreement with Newsec

Episurf Medical AB (publ) (Nasdaq Stockholm: EPIS B) has entered into an agreement with Newsec regarding the management of the company’s growing property portfolio. The assignment comprises technical and operational property management, letting, financial management and advisory services in development and investment projects.

Episurf Medical has, over a short period of time, built up a significant property portfolio through several acquisitions. To meet the continued expansion, the company has selected Newsec as its external management partner.

Under the agreement, Newsec is responsible for the day-to-day management of Episurf’s property holdings, including technical and operational management, letting and vacancy management, rent administration and financial management. The assignment also comprises advisory services in connection with development and investment projects.

The management assignment covers properties acquired by Episurf Medical in Sweden and is designed to be scaled up as the remaining acquisitions are completed and the portfolio grows through further investments.

A growing portfolio requires scalable management

In less than one year, Episurf Medical has signed property acquisitions with an aggregate property value of approximately SEK 6.3 billion, including the acquisitions of Frusipe, KlaraBo, Mofast, Liora, Lilium, HanssonGruppen, Livi Fastigheter, Kuststaden and two warehouse and logistics properties in Helsinki. Properties corresponding to approximately SEK 3.5 billion have been completed to date, while the remaining completions take place as financing is obtained.

“We have gone from zero to signed transactions of more than SEK 6 billion in less than a year, of which approximately SEK 3.5 billion has been completed. At that pace, we need a management partner that can take on properties and tenants without any impact on the quality of the management. Newsec has the geographical coverage, the expertise and the flexibility required, while we keep our own organisation focused on transactions and capital structure.” Jens Andersson, CEO Episurf Medical.

The portfolio is geographically spread across several locations and comprises several property categories. By placing the operational management with an external partner with a nationwide organisation, Episurf Medical can focus its own organisation on continued transaction activity and capital structure, while the management can be scaled in line with the development of the portfolio.

“Episurf Medical has, over a short period of time, built up a significant property portfolio, which places high demands on management that can grow in line with the portfolio. We are pleased with the confidence shown in us and look forward to contributing our broad expertise in order to create stable and long-term value-creating management.” Magnus Molin, CEO Newsec Sweden.

The assignment comprises:

  • Technical and operational property management
  • Letting and vacancy management
  • Rent administration
  • Financial management
  • Advisory services in development and investment projects
