New building construction projects in specialised areas | Data centre, historic hotel and large inner-city residential developments | Contracts worth around CHF 200 million to Implenia

Glattpark (Opfikon), 3 July 2025 – Implenia has won a series of attractive new building construction contracts in Switzerland and Germany, including a new-build data centre, the rebuild of a historic hotel in Gstaad, and a residential development in Aarau that combines existing structures with new elements. These real estate contracts fit perfectly with Implenia’s strategy of focusing on large and demanding projects in specialised areas that require extensive expertise and many years of experience. In total, the contracts are worth around CHF 200 million to Implenia.

New data centre in Beringen – Implenia contributes comprehensive experience and expertise
Implenia has signed a “core & shell” contract to build a new data centre in Beringen for STACK Infrastructure, a global provider of sustainable, digital infrastructure. Implenia won the contract thanks to its many years of experience and expertise in the data centre sector, as well as its knowledge of how to work with international clients on their projects in Switzerland. The new data centre is already the eighth that Implenia is building for different clients in Switzerland since 2020. Planning and building data centres is an area of specialisation for Implenia in Switzerland and Germany. The new building will be constructed in accordance with the latest BIM standards, with site employees working paper-free using 3D models on BIM stations. The project should be completed by 2027.

The Park Gstaad, a Four Seasons Hotel – reconstruction and renovation
Grand Hotel Park SA has commissioned Implenia to rebuild and renovate the historic hotel, which opened its doors in 1910 as the first 5-star hotel in Gstaad. Implenia, operating as general contractor, is responsible for the “core & shell” construction and for coordinating the carpentry work. In terms of sustainability, the aim is to have the renovated building certified under BREEAM – a globally applied method for assessing the sustainability of real estate, while construction is being carried out using the Lean Construction method. Implenia highlighted the value it adds as general contractor by advising the client in early phases of the project. Construction work on this real estate development project, which is being managed by Squircle Capital, began in October 2024. The hotel should open in its new guise as The Park Gstaad, A Four Seasons Hotel, ready for the winter season 2026/2027.

Ongoing development of the Aeschbachquartier in Aarau: the “Nordbau”
Based on Implenia’s extensive expertise in new builds and modernisations, and following a successful joint planning phase using “design to cost” approaches, Mobimo has signed up Implenia as total contractor for the “Nordbau” conversion and extension project in Aarau. The project, planned and managed using BIM and Lean, is part of the ongoing development of the Aeschbach quarter next to Aarau train station. In the interests of sustainability, parts of the old concrete structure will be preserved. The mixed-use building, which is attached to an existing tower and which offers 122 new rental apartments and almost 200 m2 of rentable commercial space, will meet the Minergie-ECO standard in full. This standard covers energy efficiency, ecological sustainability, circular economy and health aspects. Implenia is providing all the required services – from demolition to construction work to turnkey interior fittings – from a single source. It is scheduled to hand over the finished project to the client in mid-2028.

Commercial, residential and learning spaces in Germany
New-build contracts acquired by Implenia in Germany include a school building and shopping centre in Heilbronn (a follow-up order for an existing client), a residential complex in Sindelfingen, and a specialist shopping centre with supermarket, drugstore, bakery, including outdoor facilities, near Bamberg. Implenia is also renovating a residential building with more than 50 apartments in Halle, and is rebuilding a logistics hall for Lufthansa Aviation Training in Neufahrn so that it can install four flight simulators.
