Peab develops and builds nursing home in Stockholm
In the newly formed joint venture Villa Primus AB Peab and Heba will develop a nursing home on Lilla Essingen in Stockholm. Peab will carry out the construction contract valued at SEK 566 million.
Villa Primus AB, which is a newly formed joint venture between Peab and Heba, will develop a nursing home on Lilla Essingen in Stockholm. The nursing home will have room for 160 housing units and one service housing with six units. The project contributes to Stockholm's growing need for modern and safe housing for the elderly. The property comprises 12,000 m2 GFA with more than 10,000 m2 of lettable area and is being designed with a strong focus on functionality, accessibility and sustainability.
The joint venture will own the project until completion, after which Heba will acquire the nursing home. Heba will take possession of its share in the joint venture in the autumn of 2025. Both the nursing home and the service housing are fully leased on 20 year leases to the care group Ambea.
"This project is completely in line with Peab's strategy to develop sustainable buildings for that benefit communities. We are also happy to be collaborating with Heba that will be a long-term owner and manager of the new nursing home," says Göran Linder, Peab Business Area Manager Project Development.
Peab will carry out the construction contract which is worth a total of SEK 566 million. The construction contract also includes building a two-story underground garage.
Villa Primus will be certified according to Miljöbyggnad Silver 4.0 and achieve energy class B or better. The building will be constructed with climate-improved concrete and the roof will be equipped with sedum and solar panels to further reduce its energy and climate footprint.

The project is a turnkey contract. The project has started and is expected to be completed in 2028.
The construction contract part of the project will be order registered in the second quarter 2025.
